Why We Created It

The private sector stopped waiting

For thirty years I've worked in residential property in Western Sydney. I've watched land release corridors open, estates fill, and an entire generation quietly disappear from the ownership conversation — not because they stopped wanting to own, but because every policy instrument designed to help them either missed the mark on price, excluded them on income, or handed the benefit to someone else entirely.

GenBridge© was created because the private sector was waiting for government to solve a problem government helped create.

We stopped waiting.

"A system that excludes its most motivated participants from the solution will always need more government to fill the gap."

Why It's Needed

The architecture of the problem

Australia has engineered a housing system that consistently seats three stakeholders at the design table — while excluding the generation most capable of contributing to the solution.

01

Government

Social housing, CHP partnerships and demand-side grants that consistently miss threshold, postcode reality and the cohort caught in between.

02

Community Housing Providers

Serving the most vulnerable cohort — which they should. But leaving the working renter with no pathway, no equity mechanism, and no seat at the table.

03

Institutional Capital

Billions in BTR concessions flowing to funds managing trillions in assets. A concession architecture with no equivalent pathway for participant-based ownership.

The result is a Permanent Rental Class© — working Australians earning too much for social housing and too little for a conventional mortgage, with no structured alternative between those two dead ends. GenBridge© is that alternative.

What It Is

A participation framework, not a program

GenBridge© is a private sector housing participation framework that creates genuine ownership pathways for cohorts structurally excluded from both social housing and conventional mortgage finance.

It operates through a collective capital structure — typically 2 to 10 participants each providing a capital contribution — deployed onto an acquired building site for construction of a single dual-occupancy or multi-dwelling development.

Wealth transfer is lateral within the cohort, not upward to institutional capital.

Who It's For

The Locked-Out Generation©

GenBridge© is designed for Australians typically aged 25 to 45 — and for the private sector partners who recognise that serving this cohort is both commercially viable and socially significant.

The Participant Cohort

Employed and financially active but unable to service a conventional mortgage alone

Persistent renters not by choice but by structural exclusion from the ownership market

Motivated to own but lacking the deposit, borrowing capacity, or market timing to compete

Invisible to existing programs — earning too much to qualify and too little to compete

Private Sector Partners

GenBridge© is also designed for private sector operators who recognise that serving this cohort creates genuine commercial opportunity.

Developers and land vendors with sites needing creative capital structures
Non-bank lenders and private credit funds seeking differentiated product
Modular and MMC builders needing volume and delivery certainty
Property professionals building a verified participant pipeline
Impact capital seeking measurable ESG outcomes

How It Works

From cohort to collective to completion

GenBridge© operates as a fully private model. No government grant required to commence — only a site, a cohort, a capital structure, and the will to build.

1

Build the Cohort

A GenBridge© Collective forms around a specific site and a verified participant cohort drawn from the demand register built through CRMActiv8r©. Participants are qualified by intent, capital readiness and participation timeframe.

2

Secure the Site and Funding

A suitable building site is acquired through private purchase. Participants contribute to the collective capital structure, which — alongside a dedicated loan facility established to secure project funding — finances the acquisition and construction of the specific development type.

3

Deliver the Development

Project management is undertaken by DEVCAPHQ©, the holding and development management entity responsible for delivering each GenBridge© Collective from inception to completion. Construction methodology and dwelling yield are determined by site characteristics, participant numbers and capital contributed.

4

Exercise the Triple Option©

Each participant exercises their Triple Option© — to rent their dwelling at a below-market rate, to purchase it outright using accumulated equity, or to co-own it progressively via EQUISHARE© — a structured equity participation mechanism that converts rental contribution into ownership over time.

The GenBridge© Collective

Don't build housing for this generation.
Build it with them.
